THE COMPANY MISSION

Our mission is to help property owners maximize the value and performance of their residential rental property by focusing exclusively on real estate property management. We provide clients with personalized and comprehensive service that covers all facets of the rental industry. Our qualified staff focuses, not only on the day-to-day operations, but also on the long-range goals, objectives, and strategies for each individual development.

The highly trained and professional staff is ready to face the challenges of property management and remains responsive to the market. We are uniquely qualified to address changes in legal and legislative requirements, housing inspection issues, public assistance programs, and other issues challenging rental property owners today. Our commitment to the implementation of new technology, continuing education, training, and membership in industry-related professional organizations, results in cost-effective services.

Company History

The Atwood companies had a humble and courageous beginning in the early part of the 20th century and has continued the family tradition of quality service and professionalism in the real estate industry to the people of Southern Minnesota.

After graduating for the University of Minnesota in the early 1930’s, F.C. Atwood founder, moved to Mankato from St. Cloud, Minnesota. In 1934, he founded the F.C. Atwood Land Company and dealt primarily in farm and land sales.

In 1954, Mr. Atwood’s son, Charles Atwood joined the firm and continued the family legacy of Real Estate service. Realizing the need for expanded services, Charles Atwood founded Atwood Realty in 1965 to offer services for residential and commercial real estate needs.

Atwood Land Company continued to operate concentrating on property leasing and management.

Continuing the family tradition, Charles Atwood’s son Tom joined the company as Sales Manager in July 1983, becoming the third generation legacy. In 1984, Tom became a Broker with the firm. Tom took over the management of CENTURY 21 Atwood Realty, Inc. and Atwood Land Company in 1986. Atwood Land Company eventually became Atwood Property Management.

Today, two of Tom Atwood’s sons, Matthew and Michael Atwood, lead Atwood Property Management as fourth generation owners in the family companies.

Growth, diversity, quality customer service and high ethical standards have always been an integral and consistent part of the Atwood companies plan.

Matthew Atwood

Matthew, a native of Mankato and 4th generation of the Atwood family to join the real estate companies, is a licensed Realtor® and President of Atwood Property Management. He oversees all new management, and enjoys meeting with property owners to enhance their investments. Matthew also works closely with the Leasing & Management and Maintenance & Facilities departments.

Before joining the company in 2009, Matthew could be seen performing on stages in Minnesota and across the U.S. He attended Minnesota State University – Mankato with a focus in musical theatre and went on to become a professional actor performing at the Chanhassen Dinner Theatres, Old Log Theatre and Ordway Center for the Performing Arts. Matthew also toured extensively across the country with an a cappella group he helped create, Home Free (winners of NBCs “The Sing Off”).

While music and real estate have always held a special place in his heart, Matthew most enjoys spending time with his wife and three children.

Michael Atwood

Michael Atwood was born and raised in Mankato in an environment so heavily focused on the real estate industry, it’s practically in his DNA. Through tagging along to property showings, collecting laundry coin, assisting his parents with inspections, compiling paperwork, and eventually leasing, Michael quite literally grew up in the same office that has housed the Atwood Companies since 1977. During his sophomore year of college, Michael became licensed as a real estate salesperson, and worked as a Realtor with Century 21 Atwood Realty for five years. In 2016, Michael completed his Master’s Degree at Minnesota State University – Mankato and transitioned to Atwood Property Management to fill a vacancy in the Broker position.

In his spare time, Michael enjoys music composition, with multiple pieces in print through various publishers. Despite many roles, interests, and hobbies, Michael’s favorite past-time is quality time with his wife, and two dachshunds – Theodore and Eleanor, “The Roosevelt’s.”

Kristi Schultz

Kristi, as Regional Manager, oversees the daily operations of the leasing and maintenance departments, as well as assists with portfolio management.

Kristi graduated with a degree in Corrections and Sociology from Minnesota State University- Mankato in 2004. She has over 15 years of customer service experience including owning and operating a local retail business.

When not at work, she enjoys spending time with her children and husband.

Kiley Silva

Kiley a Leasing Consultant. The majority of her job is showing properties to prospective tenants. She is also responsible for creating lease packets and having new tenants come in and sign for their new home – as well as different office work that needs to be done throughout the week.

Kiley acquired a degree in Communication Studies from Minnesota State University-Mankato in 2012. Since then she has worked in multiple office administrative jobs as well as events coordinating positions. “This is a new position for me, and I absolutely enjoy working here!”

Outside of work, Kiley loves to spend time with her growing family and all her extended family that lives in the Mankato area. “I play lots of board games with the family as well as any adventurous outside activity that we think of on the weekends.”

Samantha Koch

Samantha was born and raised in St. Paul, Minnesota and came to Mankato to study Communication studies and Technical communications at Minnesota State University, Mankato. After graduation, she took on the leasing consultant position, here at Atwood. As a leasing consultant, it is her duty to help guide prospects through the entire leasing process, starting with showing them the various housing options that our company offers. Although Sam hasn’t had experience in property management before Atwood, she has had experience in public relations as an intern at Media Relations, Inc., as well as several years in sales.

When she isn’t out showing properties or talking with prospects, you can find her in the Twin cities supporting our Minnesota professional sporting teams or at home in Mankato pinning her next craft idea.

Liz Rivas

Liz is the Property Manager of Southwood Terrace and Prospect Coordinator at Atwood. In the past, she has worked in Hotel Management and at the School Sisters of Notre Dame.

Liz was born in Ethiopia. Her family moved to the United States as refugees from Sudan in 1994. In her spare time, she dabbles in painting, reading, catching up with friends, her family, and life. She has gained a new-found love for traveling and will maintain pursuing new journeys as they come.

Maria Keough

Maria is our Lease Administrator. She is in charge of verifying that all lease documents have been completed with accuracy and enters all new lease agreements and renewals for our properties. She also takes care of rental verifications and other administrative tasks.

Maria was raised in Las Vegas, Nevada and moved to Mankato, Minnesota December of 2009. After moving here Maria started her life-long journey in customer service. Maria joined the Atwood Property Management team in June 2017 coming from a strong hospitality background at the Courtyard by Marriott Mankato for 5+ years.

When Maria is not on the job, she enjoys creating her own novels in her diaries, and pretending she’s a chef working her way through every recipe in her cookbooks. Most importantly she loves being a mom – raising her son and spending quality time with her growing family.

Bette Schweim

Bette has been a resident of Mankato for 54 years and has resided in the North End Tourtellotte neighborhood for over 50 years.

She worked as production manager of a manufacturing plant for 25 years and then spent 7 years as receptionist and showing coordinator for a local Real Estate Company.

She has been a receptionist with Atwood Property Management since April of 2016 and loves interacting with Atwood’s diverse customers and clientele.

Bette has 3 children and 5 grandchildren and loves cooking, entertaining, playing cards with life long friends and reading which interferes with cleaning and yard work which she could easily live without.

Chris Schmitz

Chris started her real estate career by working full-time at Midwest Realty and obtaining her real estate license while attending college in Mankato. By the time she graduated with a B.S. Degree in Business Management she had already determined the real estate industry offered the challenge and growth she was looking for to apply her love of numbers and accounting. Over the past 40+ years she has worked for three local firms, including Realty World-Kvasnicka which merged with Century 21 Atwood Realty, Inc. in 1992. Since that merger she has zeroed in on brokerage and property management accounting, residential and commercial closings, and most recently General Ledger and financial report reconciliation.

When Chris is not at work she enjoys world travel, golf, kayaking, biking, quilting, reading, and spending time with family and friends. She has moved frequently during her life, living in three different states and two countries. Her favorite world trips so far have been to Egypt and the Galapagos Islands.

Originally from Texas, Christine moved to Mankato in 2010 and started working for Atwood in the Fall of 2011.

Christine has worked in the accounting field for over 25 years, mostly in Accounts Payable. She also worked several years in the banking industry.

In her spare time she likes to spend time with her fiancé and playing with their Dobermans Tasha and Jazzmine. She also enjoys reading and crocheting.

Arlene Herzberg

Arlene grew up on a family century farm by the Mankato Airport.

A graduate of Minnesota State University – Mankato, she taught for 3 years and then went on to work in the hotel industry in Mankato. She performed multiple job duties including Accounting, Human Resources, Food & Beverage Director and General Manager during her hospitality career.

Arlene joined the Atwood Property Management team in March of 2017. She brings with her a strong knowledge and background in financials.

In her spare time, Arlene enjoys spending time with her husband, two children and 5 grandchildren. A lot of time is spent attending the grandchildren’s events – especially gymnastics.

Valerie joined the Atwood Property Management team in October 2015, taking on the position of Accounts Receivable.

Before moving back to Minnesota in 2015, she was working with a diverse cliental in the Gaming Industry out in Las Vegas for 10+ years. She has over 15+ years in customer service and cash handling experience.

When Valerie is not collecting payments, she enjoys spending time with family, and friends.  She loves the outdoors and new adventures with her son.

Carrie Reid

Carrie has over 12+ years in Residential Multi-Housing rental markets.  Carrie is challenged with multi-taking multiple job roles within Atwood.  Currently she is overseeing maintenance dispatch, ensuring all service calls are handled in a timely fashion.  Receiving/processing accounts payable for all maintenance vendors.  Carrie communicates with vendors and owners to orchestrate maintenance needs.  She is knowledgeable in tenant/landlord law and fair housing laws.

Carrie is a graduate of the University of Nebraska with a major in Education and Accounting.  She is a Certified Occupancy Specialist with HUD regulations.  Carrie enjoys spending time with her family and enjoying lake life.  She is a Green Bay Packers fan (but we don’t hold that against her).
